Prior to settlement:

Call your insurance company and secure insurance on the property. You will need to provide a binder or policy number and usually pay for insurance prior to closing.

Call the mortgage company and find out exactly how much money you will need to bring in the form of a certified check and any other conditions you will need to meet.

 Call the settlement company and find out if you need any information they don’t already have. Don’t forget your photo id!

Cancel all applicable utilities at your old address and order new service for your new home effective the date of settlement UNLESS the seller is renting the home back from you, in which case make the transfer effective the date that your rent back period ends.
